150 Million Waterfront Transformation

The landscape of Fort James could be set for a radical transformation following a US$150 million luxury development proposal presented to the Cabinet of Antigua and Barbuda on Wednesday.

A group of international investors has outlined an ambitious vision to convert the Fort James Harbour peninsula into a “world-class waterfront community.” The centerpiece of the project is a luxury mega-yacht marina designed to accommodate at least 50 berths, alongside supporting marine infrastructure, residential units, and recreational spaces.

Director General of Communications Maurice Merchant said that the development aims to blend modern tourism with the site’s significant historical character.

He said that during the presentation, the investors detailed the scope of their vision:

“The investors outlined an ambitious vision for the transformation of the Fort James Harbour Peninsula into a vibrant world-class waterfront community that blends heritage, tourism, recreation and residential development while preserving the unique character of the surrounding environment there at Fort James.”

The development team indicated that the first phase of the project is expected to involve the investment of approximately US$150 million which will focus primarily on the construction of a luxury mega yacht marina capable of accommodating no fewer than 50 mega yachts berthed in positions along with supporting marine infrastructure,” Merchant said.

While the project remains in the preliminary stages, Cabinet officials expressed high confidence in the proposal. Merchant pointed out that the principals behind the investment team are no strangers to the twin-island nation, having successfully completed previous projects in Antigua and Barbuda.

 He noted that this history of work increases the confidence of the Cabinet that the team has the capacity to bring the project to fruition.

Despite the initial warm reception, the project must now clear several technical hurdles. The government confirmed that the proposal will undergo a rigorous review process involving environmental authorities to assess the impact on the coastline and planning bodies to ensure alignment with national development goals.

“The cabinet noted that the proposal remains at a preliminary stage and will be subject to the normal review process including detailed assessments by the relevant technical agencies, environmental authorities and planning bodies,” said Merchant.

He added that the government has stated that it remains committed to encouraging responsible and sustainable investment that contributes to economic growth, enhances the tourism product and protects the historical environmental assets of Antigua and Barbuda and, in this case, the historical importance of Fort James Beach and Fort James area.

The administration, Merchant said, further maintains that it remains committed to responsible and sustainable investment that enhances the nation’s tourism product without compromising its historical and environmental assets.
